Who are these nefarious actors you might think and why should I care? 


A large percentage of the population in the United States now live in planned communities known as Common InterestDevelopments or Home Owners Association (CID/HOA.) By law, the local governance in these communities is more powerful than any City Hall in the United States, and in general, you abdicate your right to your First Amendment Rights if you choose to live in a CID/HOA.
At the risk of being redundant, unscrupulous  actors include unscrupulous lawyers and property management companies.  Lawyers who boast that they charge HOA’s over $30,000 for Small Court Claim actions, or can lose their real estate for infractions such as an improperly parked vehicle.

But as usual, the devil is in the details, Dan Berman, CEO of Sperlonga quotes industry advocate  (CAI) – individuals and organizations fighting against the rights of homeowners."According to the Community Association Institute (CAI), associations along with property management companies collect approximately $70 billion in assessment payments each year and CAI estimated there were at least 333,000 community associations in the U.S." and of course, now Sperlonga now brings a new technology and solution to the tyrannical and unscrupulous  HOA and property management industry to enable the widely -susceptible  to the StanfordPrisoner Syndrome HOA board of directors to enhance dubious collectionspractices often used to subdue vocal homeowners into submission and stifle dissent.
Kudos to Sperlonga.  It may have just designed the Final Solution for nefarious actors.

Ken thank you for sharing this information and understanding what is going on in the HOA criminality, HOA homeowner abuses, secretive and criminal legal and judicial abuses, fraudulent property thefts and more.  The most significant and troubling issue is you mention "competent lawyer" when you stated: "

In 1961 there was a building called Imperial Towers here in Chicago.  The building was fantastic as it was a project that addressed not only a need, but did it expertly.   At the time I was employed with, associated with, and/or allied with a group of old timers in the real estate market who enjoyed not only 'our' success but that of everyone else.   My employer, Joseph Ronsley, was the ultimate spectator - he knew what he was looking at and most importantly he seemed to be novice to know everyone and everything.   Most importantly for me he was a wonderful teacher.  It is too bad that I was not as wonderful a student as I should have been

    Congratulations on your recent agreement with Equifax to process HOA payments.

    As is usual with any new tool, it can be used for good, and for bad. In the case of HOA's, it can be argued that 80% of the HOAs will use your tool ethically. However, as a minimum, some 20% will use it for nefarious purposes, either through willful ignorance, or because of the Stanford Prisoner Syndrome so affecting HOAs.

    The good news, is that with minimum effort, you should be able to build in some safety features to prevent abuse, including RICO-type of fraud.l
