HOA Management for Dummies- Joseph Morabito
HOA Management for Dummies
By Joseph Morabito, Former member of the Coto de Caza board of directors.
November 16, 2006
Hello All: With the down turn in the real estate market, I will need to earn a few extra bucks to pay my 2005 and 2007 CZ dues increases that are the result of fiscal mismanagement. Given that the incompetent Varo/Mezger CZ Board has provided so much material, I have decided to write the hilarious book, HOA Management for Dummies. The chapters will be as follows:
Chapter One – Bob & Jerry – Twiddle Dee and Twiddle DumbChapter
Two – Executive Director One – Grumpy Old Men – The Sequel
Chapter Three – Unless treated, VD can lead to insanity
Chapter Four – Laws, What Laws? Is there a shyster in the house?
Chapter Five – Property Management – Cards talk and numbers don’t lie unless they are never reported.
Chapter Six – FREE TREES - Such a deal!
Chapter Seven – Special Assessment – Just Kidding
Chapter Eight - Must be Arizona just over the hill – A case for global warming
Chapter Nine - Board Member Conflict of Interest – For Love and Money
Chapter Ten – Giving away HOA revenues to avoid “non-existent” taxes
Chapter Eleven – Legal Agreements – Poof - Now you see them, now you don’t
Chapter Twelve – CHP – To be or not to be – Lawsuits on our streets
Chapter Thirteen – Firing the largest security company in the world and hiring the smallest. Nothing Universal about it.
Chapter Fourteen – Piggies at the trough – Subsidies and other give-aways
Chapter Fifteen – Conclusion - Rich people must be stupid.
With a little work, I may be able to turn HOA Management for Dummies into a best seller given all the master planned communities in the US . I like to write. So why shouldn’t I make a few bucks off all the fiascos we have experienced with Varo/Mezger? Joe Morabito
